Frequently Asked Questions
What is a Haz Score?
A Haz Score is a measure of environmental risk associated with a specific location. It takes into account proximity to sites of concern, known past risks, governmental regulatory actions, cleanups, and other environmental hazards in your area.
How is the Haz Score calculated?
The Haz Score is calculated based on data from official government sources, including proximity to hazardous waste sites, Superfund sites, chemical storage facilities, and other environmental risk factors. Higher scores indicate higher potential environmental risks.
What should I do if I have a high Haz Score?
If your Haz Score is high, we recommend consulting with environmental professionals or local authorities to understand potential risks in your area. The report provides detailed information about nearby sites that may be relevant to your property.
How does this interact with mortgage lending requirements?
The Haz Score Report does not identify or determine Recognized Environmental Conditions (RECs) as defined under ASTM E1527-21 or CERCLA. It is an informational product that compiles publicly available data concerning environmental hazards in the general vicinity of a property. The Report does not include site inspections, historical research, regulatory file review, or professional evaluation, and therefore cannot confirm or rule out the presence of contamination or environmental impact at any specific property. The Haz Score Report is not intended to constitute environmental due diligence and should not be used in place of a Phase I Environmental Site Assessment or other regulatory compliance measures.
